Terms and Conditions

To process your rental application, a NON-REFUNDABLE application fee is required.  You ARE NOT required to pay the application fee, unless you want us to process your rental application.  The application fee is NOT REFUNDABLE FOR ANY REASON, UNDER ANY CIRCUMSTANCE.

Our application fee is applied only to properties listed by Alpine Realty, LLC. If you are interested in properties listed on our site by other offices, you may pay the $45 fee to receive a general pre-qualification.  This general pre-approval lets our agents know if you have the ability to qualify for a rental.  A licensed realtor will assist you in your search for the perfect rental.  Additional application fees and rental requirements may apply for properties listed by other real estate offices.

The rental application authorizes Alpine Leasing to contact past and present landlords, employers, creditors, credit bureaus, references, do criminal background check and any other sources necessary to verify and validate information submitted on the rental application.

What are the qualifications for my lease application to be approved? Everyone has different circumstances, but the general points for qualification are: Income is verified, and net income greater than three (3) times the monthly rent is needed. To rent a property that leases for $1,000 per month, for example, your income must at least total approximately $3,000 per month.  We require documentation of legitimate income sources, such as pay stubs, social security documentation, child support, disability, alimony, etc.  Bank statements are the only acceptable form of income documentation for self employed individuals. One year of good rental history within the last 12-24 months is needed. We verify with your current lender or landlord that you are in good standing with good payment history.  We can not use a family member for a rent reference.  We like to see rent rates used for a refrence close to the rent rate of the property you are applying for. If you rent from an apartment complex or property management company a good 12 month rent ledger is required. If you have been evicted, or have any open judgments within the past 5-7 years, the probability of being approved is very low.  Our tenancy screening pulls public records.  Filings from landlords for any reason will have a strong negative impact.  No judgments or collections from utility companies. No felony convictions within the last 5-7 years

ANY PERSON OR FIRM MUST BE AUTHORIZED TO RELEASE RELEVANT INFORMATION ON THE RENTAL APPLICATION TO ALPINE LEASING.  The rental application asserts that all of the information submitted on this application is true, accurate, and complete to the best of the applicant's knowledge.  This application is transferable to other properties ONLY IF THE INFORMATION PROVIDED IS ACCURATE.

All deposit money paid up front to Alpine Leasing is NON-REFUNDABLE FOR ANY REASON, other than your application being denied. Deposits paid to hold properties will not be returned if the customer cancels or decides to not take a property. Deposit money paid for a specific property may not be transferred to other properties.

Alpine pet policy is up to two (2) pets are ok for an additional fee of $25 per month, per pet. WE DO NOT ALLOW PIT BULLS.
